Do I need an account to start a rental application?
No. You can start as a guest and build a complete application pack without signing up. The form, attachments list, and preview all work in guest mode. After you pay and generate your PDF, you can optionally create an account to save and reuse your details across future applications. If you already have an account, you can log in to sync drafts across devices, but it is not required to begin.
What documents do I need for a rental application?
Most agents ask for identity, income, and rental history. Common documents include photo ID (passport or driver licence), recent payslips or an employment letter, bank statements showing income, and rental ledger or previous landlord references. If you are on a visa, proof of visa status can help. Requirements vary by agency, so it is best to prepare a core set of documents and add any property-specific requests when needed.
What does the one-time checkout include?
The £14.99 checkout covers your agency-ready rental application PDF pack. It is a one-time payment — no subscription. Taxes, if applicable, are shown at checkout.
What is a rental resume and what should it include?
A rental resume is a concise summary of you as a tenant. It usually includes your contact details, employment and income overview, rental history with dates and landlord references, and any supporting notes like pets or household members. You can add a brief statement about why the property is a good fit. The goal is clarity and completeness, not length. A clean, well-structured resume helps agents scan your application quickly and spot the key details.
Should I write a cover letter for a rental application?
A cover letter is optional, but it can help in competitive markets. Keep it short and factual: who you are, your employment stability, who will live in the property, and why you are a good fit. Avoid oversharing or long personal stories. Some agents do not read cover letters, but including a concise one can give your application context and show professionalism without adding much extra work.
How do references work in rental applications?
References typically come from previous landlords, property managers, or employers. You should provide accurate contact details and ask permission before listing someone. Agents may contact them to confirm your rental history, payment reliability, and general conduct. If you are new to renting, employer or character references can be helpful alternatives. A clear reference section keeps the relevant names, roles, and contact details together.
How long does it take to create a complete application pack?
It depends on how prepared your information and documents are. You can complete the guided sections, add attachments like payslips and IDs, then save your progress and return later if you need to gather anything else. The goal is to organise the pack clearly before you review it.
Is my data safe and how is it used?
Your application details and uploaded documents are stored in our Supabase database in the Asia-Pacific (Mumbai) region — in India, outside Australia — and are encrypted in transit and at rest. We use your information only to generate your application pack and process checkout; we do not sell your rental application information. Payments are handled by Stripe and we never store full card numbers. Uploaded documents and applicant details are automatically deleted 90 days after your last export, and you can remove them immediately at any time. See our Privacy Policy for the full detail.
How do I delete my data?
Uploaded documents and applicant details are automatically deleted 90 days after your last export. You can also delete them immediately at any time using “Delete my data now” on the application page, which removes your documents and personal details while keeping only your payment transaction record (kept for accounting and tax). To make any other request, email support@rentfiles.uk.
Can I get a refund?
Yes. If you have paid but have not yet downloaded your PDF, email support@rentfiles.uk within 7 days of purchase for a full refund — no questions asked. Once your PDF has been generated and downloaded, the digital product has been delivered, so the standard rules in our Refund Policy apply. Nothing limits rights that cannot be excluded under applicable consumer law.
I paid but lost my PDF — how do I get it back?
After payment we email a purchase confirmation containing a secure link, tied to your checkout session, that lets you re-open and download your PDF. Keep that email. If you cannot find it, email support@rentfiles.uk from the address you used at checkout and we will help you recover your download.
Can I edit my application after I generate the PDF?
£14.99 = one PDF export. You can keep and reuse the downloaded file. Editing your application and generating a new PDF requires a new export. Your PDF is a snapshot of the information at the time you generated it, so to update details you return to the application, edit, and export a new PDF. For account holders this keeps information current across multiple properties; for guests, you can edit and regenerate while your draft is saved in the same browser.
What if I don't have rental history yet?
If you are a first-time renter, focus on alternative proof of reliability. Provide employment and income details, bank statements, and character references such as a manager or academic supervisor. You can also include a short cover letter explaining your situation and your ability to pay rent. A clear, complete application helps present the information you do have.
